Home Move Checklist: What Sellers Need to Think About Before Moving

Selling your home is exciting, but there's a lot more to moving than getting your property ready for sale.

Once you've accepted an offer, the focus can quickly shift from "How do I sell my home?" to "How on earth am I going to organise everything before moving day?"

From decluttering and organising removals to redirecting post and making sure the house is ready for its new owners, there are plenty of things to think about. So, if you're preparing for a move, here's my practical home move checklist to help you stay organised and avoid some of the last-minute stress.

1. Start decluttering early

Don't wait until you've exchanged contracts - or even accepted an offer - to start sorting through your belongings. The sooner the better, and moving is the perfect opportunity to be ruthless!

Go room by room and ask yourself:

  • Do I use this?

  • Do I need this in my next home?

  • Would I buy it again today?

  • Is it worth paying to move it?

Donate, sell or dispose of anything you no longer need. You'll have less to pack, fewer boxes to move and a much easier time unpacking at the other end.

2. Decide what you're taking with you

It sounds obvious, but it's surprisingly easy to forget that some items may need to stay with the property, or that you've become so used to them being there that you've never really considered what happens to them when you move.

Think about:

  • Light fittings

  • Curtains and blinds

  • Freestanding appliances

  • Shelving

  • Mirrors

  • Garden items

  • Outdoor furniture

  • Fixtures and fittings

Your solicitor or conveyancer will help advise on what to include in the sale, but it's worth thinking about these things early so there are no misunderstandings later - especially if you have some non-negotiables!

3. Get removal quotes early

If you're planning to use a professional removal company, don't leave it until the last minute.

Get recommendations and source a few quotes - checking exactly what's included.

Some companies offer packing and unpacking services, while others simply load and transport your belongings. Make sure you understand whether dismantling and reassembling furniture is included too.

And remember to tell them about anything that could make access difficult, such as stairs, restricted parking or particularly large items.

I did the rest of the house in advance and they came and blitzed the kitchen on the day, giving me plenty of time to clean it while also meaning I could still function well with a young child in the house right up until the last minute!

4. Start changing your address

There are more places to update your address than you probably realise.

Make a list and work through it gradually.

Consider:

  • Banks and credit card providers

  • Insurance companies

  • Employers

  • Pension providers

  • Subscriptions

  • Schools and childcare

  • Healthcare providers

  • DVLA

  • Electoral register

  • Online shopping accounts

  • Friends and family

You can also arrange mail redirection through Royal Mail so that anything you miss doesn't end up going to the new owners.

5. Organise your utilities

Make a note of your final meter readings on moving day and take photographs where possible.

You'll also need to arrange the transfer or cancellation of:

  • Electricity

  • Gas

  • Council Tax

  • Broadband

  • TV services

  • Any other household subscriptions

Don't forget to take meter readings when you arrive at your new home and arrange utilities - you can choose any provider you like, you’re not tied to the existing provider, so shop around for quotes and deals.

6. Think about the practicalities of moving day

Moving day rarely goes completely to plan, so a little preparation can make a huge difference.

Pack an essentials bag that stays with you rather than going into the removal van.

Include things like:

  • Phone chargers

  • Toiletries

  • Medication

  • Important documents

  • A change of clothes

  • Snacks and drinks

  • Basic cleaning supplies

  • Toilet roll

  • Children's essentials

  • Pet supplies

You may also want to keep a small toolkit handy for those inevitable jobs that need doing at the other end.

7. Leave the property clean and tidy

You don't necessarily need to have the property professionally cleaned, but it should be left in a reasonable condition.

Think about the experience of walking into your new home for the first time. It's much nicer when the previous owners have left it clean, tidy and ready for you to settle in.

If you've had professional cleaning done before marketing the property, you may also want to arrange a final clean once everything has been removed.

8. Don't forget the garden

The garden can easily be overlooked when you're concentrating on packing.

Before you leave, make sure:

  • Grass is cut

  • Bins are dealt with

  • Outdoor areas are tidy

  • Plants are watered if appropriate

  • Any agreed items are left behind

If you're moving in summer, a neglected garden can become noticeably overgrown surprisingly quickly.

9. Make sure you've left everything the new owners need

Before leaving your old property, check that you have left:

  • All house keys

  • Garage or shed keys

  • Alarm information

  • Appliance instructions

  • Relevant paperwork

  • Remote controls

  • Parking permits or access fobs

If there are any useful instructions or information that will help the new owners, consider leaving these somewhere obvious. A simple folder containing appliance manuals, warranties and information about the heating system can be a lovely final touch.

10. Don't forget the emotional side of moving

This one doesn't appear on most moving checklists, but it probably should.

Even if you're excited about your next chapter, leaving a home where you've made years of memories can be emotional.

Give yourself time to say goodbye.

Take a last look around before you leave. Enjoy that final cup of coffee. Take a photograph if you want one.

Moving isn't just about boxes and paperwork. You're leaving one chapter behind and starting another.

Here's a quick reminder of the things worth getting started early:
